SHADLE SHOPPING CENTER
Acquired in 1997, the Shadle Center was a functionally obsolete shopping center burdened by poor management and an inadequate tenant offering. Hawkins & Edwards’ strategically focused the redevelopment of the Shadle Center around Wal-mart and Safeway as the core anchors. Walmart constructed a non-proto 120,000 SF store in 2001 and within 18 months of opening expanded their store to 150,000 SF. Subsequently, Safeway relocated within the Center from a limited 20,000 SF box to a 55,000 SF full-grocery offering. Since being redeveloped with Wal-mart and Safeway as anchors, the 275,000 SF Shadle Center has enjoyed less than 1% vacancy annually. All but 2 of the 25 Tenants are national credit tenants providing asset stability to the ownership, Center, and Shadle community.
